First Time Seller?

Selling a house is very different from buying one. Buying involves more feelings and emotions, selling centers on trying to maximize the profit. Here are some tips that can help you if you are a first time seller:

  • Price:
    • Price is going to be the base of every deal, the price has to be right, and we may have emotions attached to the place, but the new owners are most likely to ignore this, so, pricing your home accurately is key, you can leverage from a real estate agent that can make a market research of your area and give you the best advice.
  • Home Staging:
    • You have to be fully committed to sell your place at this point, because this is the part where some things have to go away…showing a place clean, with space and light is fundamental!
  • Be Flexible:
    • Be flexible with showings, if showings are too much of an imposition, consider going away for a weekend. It can feel a bit intrusive to allow strangers to open up every door and drawer in your home…but…the best way to sell your home is to let a buyer inside with his agent to tour in peace and quiet, besides, anything you can say may be used against you…
  • Fix Cosmetic Defects:
    • Focus on the things that you can invest without spending unnecessarily, maybe you can paint the walls or fixing some cracks. Doing nothing about this things would be a mistake, as would doing a complete renovation without knowing if it’s going to add value to your place.
  • Be Picky When Choosing your Realtor:
    • This relationship is going to be critical throughout the entire process. The agent will be the first point of reference and he/she is going to be in charge of giving the advice and guidance through the entire selling process. Remember to do your homework about their reputation and results and be picky when choosing your realtor.
